About repairs in Silver Spring

Silver Spring is really a string of places sharing one post-office name. Downtown is towers and apartment buildings stacked over the Red Line, busy enough that parking is the first thing to plan. Head up Georgia Avenue or Colesville Road and it turns into street after street of houses built in the decades around World War II, many with a basement, a gas line, and a kitchen updated once or twice since.

There is no City of Silver Spring. It's unincorporated, and Montgomery County runs things. The Silver Spring mailing address also stretches well past downtown, taking in Four Corners, Wheaton, Glenmont, Kemp Mill, Colesville, White Oak, Fairland and more, each a community of its own. Downtown Silver Spring has high-rise apartments and condos around the Metro station and Ellsworth Drive. North of it the ZIP codes turn residential in layers: Woodside Park's houses on generous lots from the 1920s onward, the late-1930s to 1950s subdivisions around Four Corners, the postwar Cape Cods, brick ramblers and split-levels of Wheaton and Glenmont, and the ranches, split-levels and townhouse communities of Colesville, Calverton and Fairland. Garden apartment complexes turn up throughout.

Communities and ZIP codes in Silver Spring

Downtown Silver Spring, Woodside Park, Lyttonsville and Forest Glen Park (20910): The high-rise downtown around the Metro and MARC station and Ellsworth Drive, Woodside Park's houses on large lots just to the north, Lyttonsville, one of the county's oldest African American communities, and Forest Glen Park near Rock Creek.

Four Corners, Woodmoor, Indian Spring and Northwood (20901): Neighborhoods built out from the late 1930s into the 1950s around the crossing of Colesville Road and University Boulevard, Franklin Knolls among them, plus parts of Kemp Mill and White Oak.

Wheaton, Glenmont and Kemp Mill (20902): Wheaton's business district and the postwar streets around it, Glenmont at the end of the Red Line, Kemp Mill's split-levels from around 1960, and parts of Forest Glen and North Kensington, with Wheaton Regional Park and Brookside Gardens in the middle.

Colesville, Calverton, Fairland and White Oak (20904): The eastern side along Route 29 and New Hampshire Avenue: 1960s ranches and split-levels, later colonials and townhouse communities, and the neighborhoods around the FDA's White Oak campus.

Booking a visit in Silver Spring

Downtown buildings usually want contractors signed in and big items moved by service elevator, and street parking there is metered, so tell us where a van can stop. In the house neighborhoods, a driveway or curb space is normally easy to find. Mention it if the laundry is in a basement reached by outside steps, or if you're in a garden apartment where the laundry room is shared and locked.

Laundry here is usually in a closet in the downtown apartments, a shared laundry room in many garden apartment buildings, and the basement in most of the houses.

What we're called about in Silver Spring

Basement washers and dryers in Cape Cods and split-levels, dryer vents leaving through a block foundation wall just above the grass, gas ranges on Washington Gas lines, refrigerators squeezed into kitchens remodeled around their original openings, and in the apartments, stacked laundry and compact dishwashers.

Silver Spring refrigerators range from compact units in downtown high-rise apartments to freestanding fridges in postwar Four Corners and Wheaton kitchens, often with a spare fridge or freezer down in the basement.

Washers sit in basements under the Cape Cods and ramblers of Wheaton, Woodmoor and Kemp Mill, in closets in the downtown towers and Fairland townhouses, and in shared rooms in garden apartments.

Basement dryers in the postwar houses usually vent out a block foundation near grade, while dryers in the downtown apartment and condo towers tie into a building duct or run ventless.

Gas ranges on Washington Gas are typical in the older houses of Woodside Park, Forest Glen and Four Corners, while the downtown towers mostly cook on electric and townhouses are a mix.

Postwar houses and their basements

Much of 20901, 20902 and 20904 was built for families moving out from Washington after World War II: Cape Cods with a finished attic, brick ramblers over a full basement, split-levels with the laundry half a flight down beside the family room. The appliances have been replaced several times since, but the connections behind them often haven't.

That's where a lot of trouble begins. The washer may empty into an old laundry tub, the dryer may vent through a short hole in the block foundation right at grass level, and the range may sit on a gas stub that has fed three stoves before it. We look at those along with the appliance.

Downtown towers and garden apartments

Downtown Silver Spring's newer high-rises give each unit its own stacked washer-dryer, a slim dishwasher and usually an electric range. The older garden apartment complexes around the area work the other way: a shared laundry room in the basement and a kitchen fitted with the owner's basic appliances.

Either way, the landlord or management company usually owns the equipment. Tell us who approves repairs and how we get into the building, and the findings and price go to whoever makes the decision.

Humid summers in older basements

Basements under the postwar houses stay damp through July and August, and a front-load washer shut tight between loads grows mildew in its door gasket quickly. A dehumidifier, leaving the washer door and detergent drawer open to dry, and keeping the dryer hose clamped at both ends all help.

Summer storms bring outages here too. Federal guidance says food in a closed refrigerator stays safe for about four hours and in a full freezer for about 48, so resist checking on it. If the fridge stays silent once the lights are back, flip its breaker off, count to sixty, and flip it on again.

Water in Silver Spring

Silver Spring is on WSSC Water, drawn from the Potomac and Patuxent rivers and treated before it reaches the tap. Minerals still settle out slowly where water sits and dries: the fill valve of an ice maker, the inlet screens of a basement washer, the jets of a dishwasher spray arm. Rinse aid and filters changed on schedule prevent most of what gets blamed on a failed part.

Questions People Here Ask Us

The questions that come up most often. Anything not covered here, ask us when you call, or add it to the booking form's notes field.

Have a different question?

Tell us what make it is and what's going wrong. A few things can be settled over the phone, and anything else gets looked at during the visit.

No. Silver Spring is an unincorporated part of Montgomery County, and so are Wheaton, Glenmont, Colesville and the other communities that share its mailing address. Your ZIP code, not the town name on the envelope, is what decides if you're on our map.

Leaks, mainly. A burst fill hose on a lower level soaks carpet and drywall fast. Braided steel hoses, a shutoff you can reach without moving the machine, and a look underneath every few months are cheap protection, and we check the hoses and connections on every washer visit.

All of it: Downtown Silver Spring, Woodside Park, Lyttonsville and Forest Glen Park (20910); Four Corners, Woodmoor, Indian Spring and Northwood (20901); Wheaton, Glenmont and Kemp Mill (20902); Colesville, Calverton, Fairland and White Oak (20904).
